What does a Failing Roof Look Like?

Identifying the signs of a failing roof early can help you avoid expensive interior repairs and structural decay. We recommend monitoring both the exterior of your home and the interior attic spaces for specific indicators of deterioration.

On the exterior of your home, look for these signs of failure:

  • Shingle Damage: Curled, buckling, or missing shingles, especially after storms.
  • Debris and Growth: Dark streaks or organic growth on the surface, or an excessive amount of granules collecting in your gutters.
  • Structural and Flashing Issues: A visible sagging roofline or rusted and broken flashing around chimneys, vents, and other roof penetrations.

Inside your home, you should watch for these warning signs:

  • Moisture Evidence: Water stains on ceilings or walls, a persistent musty smell, or visible mould growth.
  • Structural Gaps: Daylight visible through the attic roof boards.
  • Performance Issues: Evidence of recurring leaks despite previous repairs, or compromised insulation and ventilation which often results in uneven indoor temperatures and higher energy use.

Because the climate in British Columbia—with its heavy rain, snow, and freeze-thaw cycles—can accelerate wear, we recommend annual inspections to catch these problems before they escalate. If you notice several of these symptoms, we are ready to help with a thorough assessment to determine if a repair or a full replacement is the most cost-effective path for your home.

Please note: Estimates and pricing are subject to onsite inspection and may change after assessment. Insurance coverage for roof damage depends on the homeowner’s policy and the cause of damage.
