- Mandatory Maintenance (Section 72): The Act creates a non-delegable duty for the strata corporation to repair and maintain all common property, including the roof and structural components of the building envelope. This maintenance must keep the roof in a condition appropriate for the building’s age.

- Financial Responsibility: The council must ensure maintenance is properly funded through the operating budget or the Contingency Reserve Fund (CRF) to avoid the need for sudden special levies. Deferring essential repairs can lead to legal liability, orders from the Civil Resolution Tribunal, and the potential voiding of manufacturer warranties.
